Verify Before Token: Bismillah Housing Scheme Plots

Four checks, twenty minutes, zero regret. Do these before any token leaves your pocket.

Token money is the point of no return in most plot disputes. Once paid without paperwork, your negotiating power drops to zero. This checklist protects buyers in Bismillah Housing Scheme Phase 1 and Phase 2, and it works in any block, for any size from 3 marla to 1 kanal.

The 4 checks, in order

Never skip the map match

Merged plots, affidavit files and ready-for-construction plots all look identical from the road. Only the map plus the office ledger tells you which one you are actually buying in Bismillah Housing Scheme.

What a safe token receipt looks like

A proper token receipt names the buyer and seller, the exact plot number with block and phase, the token amount, the total agreed price, the balance deadline, and what happens if either side backs out. Photograph it, keep the original, and pay the balance only through traceable banking. If a seller resists any of this, walk away; another plot on the same street will appear within weeks.

Bring these documents to transfer day

CNIC copies, passport photographs, the booking or allotment form, the down payment instrument, and every prior receipt stapled together. Collect the transfer letter, confirm society records show your name, and ask for demarcation and possession documents before planning construction.

Verification FAQs

How much token money is normal?

Token is a small lock-in amount agreed between buyer and seller, with the balance on a written deadline. The amount matters less than the receipt: exact plot number, total price and refund terms in writing.

Can I verify without visiting?

Partly. Maps and rate cards can come on WhatsApp, but the map match and dues check need the society office. If you are abroad, send a trusted person or ask us to verify on video call at 0312 8041703.

File or on-ground: which is safer?

On-ground plots with numbers on the map are easier to verify the same day. Files are legitimate but demand extra care: confirm allocation status, payment ledger and transfer policy in writing.
